Frequently Asked Questions

Prices and Scope

The catalogue price covers the complete building: the galvanised steel frame and profiles, exterior and interior wall panels, roof, windows, exterior and interior doors, interior and exterior paint, mastic and silicone, the electrical installation with sockets, light fittings and the indoor fuse box, and the plumbing installation.

On-site assembly labour, application labour for painting, mastic and silicone, the building permit, excavation, concrete slab and screed, floor covering and tiling, kitchen units, sanitaryware, heating and cooling, and shipping. The main grid connection panel and the utility meter are arranged by the buyer with the local supplier. For two-storey houses, crane hire on site is also arranged by the buyer.

No. Listed prices exclude VAT. Import duties, VAT and any other taxes in your country are the buyer’s responsibility.

We collect 50% of the contract price when the contract is signed and the remaining 50% before loading. Payments are made in euros or US dollars, and the invoice is issued to the person or company making the payment. We do not offer instalment plans.

Shipping and Customs

Yes. Idealmod exports to more than 20 countries. We work on a factory delivery basis: we handle export customs clearance in Türkiye and prepare the export documents, and you arrange transport to your site and import customs clearance in your country.

We prepare the commercial invoice, the export declaration, the certificate of origin and, depending on the destination country, an ATR or EUR.1 movement certificate.

Houses can travel by truck, ship or rail. As a guide, a 100 m² single-storey house fits on one truck or in one 40 ft high-cube container, with a total weight of around 9 to 10 tonnes. The number of trucks needed for each model is listed on its product page.

Production and Installation

Production time depends on the model and the factory schedule. As a guide, a 100 m² single-storey house is typically ready within 20 to 30 working days. We confirm the date in your contract, so you can plan transport and the slab work around it.

Installation of a 100 m² single-storey house usually takes 10 to 13 days once the concrete slab is ready. Smaller houses take less time and larger or two-storey houses take longer; the expected installation time is listed on each model page. Two-storey houses also need a crane on site.

We send an experienced installation supervisor to your site. You provide at least four local helpers and the basic assembly tools, and cover the supervisor’s daily fee, travel, accommodation and meals. Our supervisors already hold Schengen visas, which saves time for projects in Europe.

Every house needs a level concrete slab, which you prepare before delivery. The slab, excavation and screed are not included in our price. We send you the slab drawings after the contract is signed, so a local contractor can build it while your house is in production.

In most countries, yes. The building permit is the buyer’s responsibility and is issued by your local authority. The application usually requires architectural, structural, mechanical and electrical drawings prepared by a local architect or engineer. We provide the floor plans and technical specification of your chosen model to support that work.

Construction and Performance

Exterior walls are 100 mm press panels made of 8 mm fibre cement, an 80 mm EPS core at 16 kg/m³ density and another 8 mm fibre cement board, giving a U value of approximately 0.42 W/m²K. Interior walls are 60 mm panels. The roof is a polyurethane-insulated roof panel on galvanised steel trusses, with 10 cm of mineral wool insulation. Windows are 70 mm double-glazed PVC with double-opening sashes, and the entrance door is steel.

Yes. As an option, exterior walls can be produced at 160 mm and interior walls at 100 mm, and rock wool insulation can be used inside the panels. Tell us about your climate when you request a quote.

Yes. The insulation is designed for four-season use, and the building can be adapted to the climate of the site where it will be installed.

The houses are built on a light, galvanised steel frame joined with steel bolts, which makes them much lighter than a reinforced concrete building. Every project is prepared according to regional requirements, including seismic calculations. For local seismic, wind or snow requirements, ask us for the technical details of your chosen model.

The load-bearing frame and all metal parts exposed to the weather are galvanised to slow corrosion, and the walls are faced with fibre cement. With regular maintenance, such as repainting and keeping gutters clear, the average lifespan of our prefabricated houses is 45 to 50 years.

Design and Options

Our prefabricated houses are available as single-storey and two-storey buildings.

Only on a single-storey reinforced concrete building with a solid, level roof slab. The existing building should be checked by a local structural engineer before you order.

Yes, as long as the changes suit the prefabricated building system. You choose the interior and exterior colours from our colour chart. Tell us what you would like to change when you request a quote.

Yes. The galvanised steel frame is bolted rather than welded, so the house can be dismantled and re-erected on another plot. Dismantling and reassembly are charged separately.
