Two story prefabricated houses from 99 to 320 m², built in our factory in Turkey and shipped worldwide. Every model uses the same demountable galvanised steel frame and fibre cement and EPS wall panels as our single-storey range, with a steel-chassis intermediate floor and a steel-frame staircase. Browse the 17 models below, from €26,900; listed prices exclude VAT.
Two Story Prefabricated Houses by Idealmod
This range brings together 17 two story prefabricated houses, from the compact 99 m² model to the 320 m² twin house that holds two complete homes under one roof. Every house is built on the same demountable structural system as our single-storey models, so the construction quality does not change when you add a second floor. What changes from one model to the next is the floor area, the number of bedrooms and how the rooms are split between the two levels.
In most plans the ground floor holds the living room, kitchen and often a guest bedroom, while the main bedrooms are upstairs. This keeps daytime and night-time spaces apart and gives you more floor area on a smaller plot. The steel frame, wall panels, intermediate floor, staircase, roof and fittings are made in our factory in Gebze, Kocaeli, then shipped to your site and assembled on a concrete slab that you prepare in advance.
Listed areas are total areas and include covered porches and balconies where a plan has them. The enclosed floor area of each model is shown on its product page. For example, the 150 m² two-storey house has 121 m² of enclosed floor area plus 29 m² of covered porch and balcony.
Who These Two-Storey Prefab Homes Suit
Our customers choose two-storey prefab homes when they need more bedrooms than a single-storey plan can fit on their plot, or when they want the living areas and bedrooms on separate floors. Typical uses are permanent family homes, homes for extended families, holiday villas and rental properties.
The largest model in the range, the 320 m² twin house, is two identical, mirror-image homes that share a party wall, each with its own entrance and five bedrooms. It suits two related households living side by side, or an owner who plans to live in one unit and rent out the other.
If you would rather keep every room on one level, for example for older owners or a plot with plenty of space, see our single-story prefabricated houses, which start at 33 m².
Choosing a Size and Layout
Most buyers start with the number of bedrooms they need and the size of their plot, then compare plans of a similar area. Plans of the same size can differ a great deal: some keep the kitchen open to the living room, others have a separate kitchen, and some place a bedroom on the ground floor for guests or older family members.
Each model page shows the floor plan for both levels with room sizes, the enclosed and covered areas, the window and door dimensions, the number of trucks needed for transport and the expected installation time. The table below shows two examples from the range.
| Model | Enclosed area | Bedrooms | Layout |
|---|---|---|---|
| 150 m² Two-Storey House | 121 m² + 29 m² porch and balcony | 4 (1 ground floor, 3 upstairs) | Open-plan living and kitchen downstairs; en-suite to the main bedroom |
| 320 m² Twin Two-Storey House | 276 m² + 44 m² porch and balcony | 5 per unit, two units | Two independent homes with separate entrances and kitchens |
Two-Storey Prefabricated House Prices
Catalogue prices for our two story prefabricated houses start at €26,900 for the 99 m² model and go up to €84,500 for the 320 m² twin house, all excluding VAT. Most models fall between roughly €240 and €270 per square metre of total area. A two-storey house costs more per square metre than a single-storey one because it also needs an intermediate floor, a staircase and a stronger frame to carry the upper level.
The price of each model is shown on its product card above. The catalogue price covers the building itself. Shipping, the crane for assembly and the work on your plot are not included, so your total budget depends on where the house is going and what is needed on site.
| Model size | Catalogue price (excl. VAT) |
|---|---|
| 99 m² | €26,900 |
| 126 m² | €31,500 |
| 150 m² | €35,800 |
| 186 m² | €45,500 |
| 320 m² (twin) | €84,500 |

The concrete slab must be ready before the house arrives, so it is worth getting a local quote for it early. Once your contract is signed, we provide the slab drawings and the project plans your contractor needs.
What Affects the Final Cost
Your final cost depends on the model you choose, how far the house travels and the work needed on your plot. Shipping cost depends on the distance, the method and the number of trucks. As a guide, the 150 m² model ships on two trucks and the 320 m² twin house on three.
Two-storey assembly also needs a crane on site to lift the upper-floor elements, which is hired locally. The slab, screed, floor finishes, kitchen and bathroom fittings are priced locally too, and changes to the standard plan, local taxes and permit fees add to the total. Send us your location and the model you are interested in, and we will prepare a quote that shows the house price and the items you need to arrange separately.
How Our Two Story Prefabricated Houses Are Built
Every model in this range uses the same demountable system as our single-storey houses, with an added intermediate floor and staircase. The load-bearing frame is bolted rather than welded, so the house can be taken apart and re-erected on another plot if your plans change. The same design makes the house easier to transport and assemble.
A Galvanised Steel Frame You Can Dismantle
The load-bearing structure is a galvanised H-profile steel frame, joined mechanically instead of by welding, and it carries both floors and the roof. Metal parts at the panel junctions are also galvanised, and plastic caps at the joints prevent condensation from forming on the steel. Any steel left exposed on the exterior receives two coats of primer followed by two coats of synthetic oil paint.
Intermediate Floor and Staircase
The upper floor sits on a steel chassis covered with 16 mm fibre cement or Betopan boards. The staircase has a steel frame with 16 mm fibre cement or Betopan treads. Both are made in the factory together with the rest of the house, so they arrive ready to bolt into the frame.
Fibre Cement and EPS Wall Panels
Exterior walls are 100 mm press panels and interior walls are 60 mm, on both floors. Each exterior panel has three layers: 8 mm fibre cement on the outside, an 80 mm EPS core at 16 kg/m³ density, and 8 mm fibre cement on the inside. This build-up gives a U value of approximately 0.42 W/m²K, and the panels are 250 cm high. Thicker 160 mm exterior and 100 mm interior walls are available as an option for colder climates.
Roof, Windows and Doors
The roof sits on galvanised steel trusses with mineral wool insulation, and the roof specification for your chosen model is confirmed in your quote. Windows are 70 mm double-glazed PVC, and the steel entrance door has a rockwool-insulated core with a 1.5 mm steel sheet. Interior doors are American panel doors in metal frames. Gutters and downpipes are oven-painted metal.
Electrical and Plumbing
Electrical wiring and plumbing are installed inside the walls on both floors and handed over tested and working. Sockets, light fittings and the indoor fuse box are part of the package. The model pages show where the plumbing points are placed in each bathroom and en-suite, so you can plan the sanitaryware you buy locally.
From Factory to Move-In: Shipping and Installation
Buying a two-storey prefab house from us involves four stages: production in our factory, shipping, preparing the foundation on your plot and assembling the house on site. Production and slab preparation can run at the same time, which shortens the overall schedule. Our guide on buying a prefab house from abroad sets out every step for customers outside Turkey.
Production and Planning
Once you confirm the plan and colours, the house goes into production. Production time depends on the model and the factory schedule, and we confirm the date in your contract so you can book transport, the crane and the slab work around it.
Shipping Worldwide
We deliver on a factory delivery basis. We handle customs clearance in Turkey and prepare the export documents, such as the ATR or EUR.1 certificate, the export declaration and the certificate of origin, and you arrange transport to your site and customs in your own country. Houses can travel by truck, ship or rail. The number of trucks for each model is listed on its product page.
Foundation and Site Preparation
Every house needs a level concrete slab, which you prepare before delivery. The slab, excavation and screed are not part of our price. We send you the slab drawings after the contract is signed, so a local contractor can build it to the right dimensions while your house is in production. The site also needs enough access and level ground for a crane during assembly.
How Long Installation Takes
On-site installation of a two-storey house takes longer than a single-storey one because the frame, floor and staircase go up in stages. As a guide, the 150 m² model ships on two trucks and is usually installed in 13 to 16 days, while the 320 m² twin house ships on three trucks and takes 30 to 35 days. A crane is needed on site for every two-storey model.
For projects abroad, we send an experienced installation supervisor. You provide at least four local helpers and the basic assembly tools, and cover the supervisor's daily fee, travel, accommodation and meals. Our installation supervisors already hold Schengen visas, which saves time for projects in Europe.
Single-Storey, Two-Storey or Steel: Which Is Right for You?

Single-Storey or Two-Storey?
A two-storey house gives you more floor area on the same slab, which helps on a smaller plot and keeps the bedrooms separate from the living areas. A single-storey house is simpler to build, needs no crane or staircase and keeps every room on one level, but it needs a larger footprint. Compare plans in our single story prefabricated houses category.
Panel Prefabricated House or Steel House?
A two-storey panel prefabricated house is the most economical way to get a complete two-storey home with fitted services. A two-storey steel house uses a light steel frame with a thicker, rock-wool-insulated wall and suits buyers who want more flexibility in layout and finishes. See our two-storey steel houses to compare.
Comfort, Safety and Lifespan
The wall panels in every model give a measured insulation value and a stated fire rating for the core, and these figures apply on both floors. Every project is prepared according to regional requirements, including seismic calculations. For questions about local wind, snow or seismic rules, ask us for the technical details of your chosen model.
Insulation for Hot and Cold Climates
With a U value of approximately 0.42 W/m²K, the 100 mm exterior wall helps keep indoor temperatures stable in both hot and cold weather, and mineral wool insulation is laid under the roof. Galvanised joint parts and plastic caps reduce condensation at the panel junctions, which protects both the steel and the indoor air quality.
Fire Rating of the Wall Core
The EPS core inside the exterior panels is rated B1 under DIN 4102, a flame-retardant class of insulation. The core sits between two fibre cement boards, so it is not exposed on either face of the wall.
Building Permits and Local Rules
A building permit is not included in the price, and you need to obtain it from your local authority before installation. Rules differ from country to country and sometimes from one municipality to the next. Two-storey houses are more often affected by local limits on building height, plot coverage and appearance, so check these before you choose a plan.
In most places, the permit application requires architectural, structural, mechanical and electrical drawings prepared by a local architect or engineer. We can share the floor plans and technical specification of your chosen model to support that work. We cannot give legal advice on local regulations, so please consult your local authority directly.
